Gentrifisering - en utfordring for mellomstore byer i Norge?

Abstract

Oppgaven har som mål å sette søkelys på konseptet gentrifisering, og hvorvidt vi ser tendenser til gentrifisering i Arendal, særlig langs kystlinjen. Videre vil jeg se på hvordan befolkningen i Arendal påvirkes av denne type utvikling. Jeg har vært i kontakt med tre dyktige informanter som jobber med byutvikling i Arendal og Agder, som har gitt meg et verdifullt innblikk i hvordan byutviklingen skjer i kommunen, og deres oppfatning av gentrifisering. Jeg har også vært på befaring i caseområdene.

Gentrifisering i Arendal skjer i form av utbygging langs vannkanten. Prosessen er annerledes enn hva man kan forvente sammenlignet med Oslo, men vi finner likevel symptomer på gentrifisering i Barbu og på Vindholmen. Utbyggingen langs vannkanten fører til eksklusive områder og høye boligpriser, som ekskluderer mange fra boligmarkedet. Derfor møter denne utviklingen ikke behovet for boliger for alle.

The task aims to shed light on the concept of gentrification, and whether we see tendencies towards gentrification in Arendal, particularly along the coastline. Furthermore, I will look at how the population in Arendal is affected by this type of development. I have been in contact with three skilled informants who work with urban development in Arendal and Agder, who have given me a valuable insight into how urban development takes place in the municipality, and their perception of gentrification. I have also visited the case areas. Gentrification in Arendal takes place in the form of development along the waterfront. The process is different than what one might expect compared to Oslo, but we still find symptoms of gentrification in Barbu and on Vindholmen. Development along the waterfront leads to exclusive areas and high house prices, which exclude many from the housing market. Therefore, this development does not meet the need for housing for all.
