Man vs. machine : effekter av Spacemaker AI på tidligfase eiendomsutvikling

Abstract

Eiendomsbransjen er kjent for å være en konservativ bransje, som bruker lang tid på å implementere ny teknologi. Oppgavens overordnede tema omhandler innovasjon og nyskapning i eiendomsutviklingsbransjen, med undertema digitalisering, delingsøkonomi og det grønne skiftet. Hovedfokuset ligger dog på nyskapning og digitalisering, hvor vi har sett nærmere på hvilke effekter bruken av programvaren Spacemaker AI kan ha i tidligfase eiendomsutvikling, med fokus på risikohåndtering, samhandling mellom aktørene og utfordringer knyttet til implementering av programvaren. Oppgaven baserer seg på en kvalitativ metode, hvor det er gjennomført en enkeltcasestudie av utviklingsområdet Molobyen, i Bodø kommune, hvor Spacemaker AI har blitt brukt aktivt i prosjektets tidligfase. Datainnsamlingen bestod av åtte kvalitative intervjuer og tre dokumentanalyser. Samtaler med aktører i eiendomsbransjen, befaringer seminarer og våre egne refleksjoner og erfaringer har vært avgjørende for undersøkelsens analyse og konklusjon. Resultatene fra oppgaven tyder på at Spacemaker AI, brukt som et verktøy i tidligfase eiendomsutvikling, kan bidra med et objektivt faktagrunnlag som partene kan forholde seg til. Videre virker programvaren å ha bidratt med å redusere reguleringsrisikoen, dannet et godt grunnlag for samarbeid og ha bidratt til en god samhandling mellom aktørene. Imidlertid fremgår det av funnene at brukerne av programvaren må være bevisst på en generell teknologioptimisme, hvor det kommer frem at programvaren til tider har et dårlig datagrunnlag, og en forenklet geometrisk visualisering, som ikke nødvendigvis viser virkeligheten.

The real estate industry is known as conservative, and slow to implement new technology. This thesis main theme is revolved around innovation and new practices in the real estate business, with sub themes being digitalization, shared economy and the green transition. The main focus is however on new practices and digitalization. In this regard we formulated the main research question: “How does the software Spacemaker AI affect the early stages of property development?”, with focus on risk management, cooperation between actors involved and challenges that occur in regards to implementing a new tool. The master thesis is based on a qualitative method, in which there is completed a single case study of the development area in Molobyen, Bodø, where Spacemaker AI was used actively during the projects early stages. The data collection is based on eighth qualitative interviews, and three document analyses. Conversations with professional in the real estate business, inspections, seminars, and our own reflections and experiences have been crucial for the thesis analysis and conclusion. This thesis argues that the application of Spacemaker AI in the early stages of property development, could contribute in establishing an objective fact based approach to property development, and aid dialogue and collaboration between the actors involved. In order to unlock the potential of the software however, the actors must to some extent share a common approach with regards to the notion of technology optimism, as the application of such technology can be seen as to “challenge” established practices. The findings also indicate that sufficient or correct data is not always available. Furthermore, limitations within the software’s capabilities can result in a simplification of the analyses – with the potential to provide incorrect data on which decisions are made in the later stages.
