dc.description.abstractNaturen er grunnlaget for alt liv på jorda. Likevel trues naturområder av sterk urbanisering og fortetting. Å bo med grønne- og blå strukturer lett tilgjengelig er dokumentert å ha positiv effekt for menneskers helse og trivsel. I denne oppgaven blir betalingsvilligheten for miljøgoder i Kristiansand, Søgne og Songdalen undersøkt i forbindelse med kommunesammenslåingen til nye Kristiansand kommune 1.januar 2020. Betalingsvilligheten for nærhet til grønne- og blå strukturer samt utsikt til sjø kartlegges ved hjelp av hedonisk prising. Metoden tar utgangspunkt i at en bolig er satt sammen av et sett med attributter. For å isolere verdien av hver enkelt attributt blir et datasett bestående av 284 observasjoner analysert. Resultatene viser at sammenhengen mellom boligpris og avstand til sjø er negativ, mens sammenhengen er motsatt for avstand til grønnstruktur. For nærhet til ferskvann ble det ikke kartlagt noen entydig effekt, mens sjøutsikt i følge analysen har positiv effekt på eneboligprisene i området. Resultatene tyder også på at det eksisterer forskjeller i betalingsvillighet for godene innad i studieområdet. Det vil ha betydning for arbeidet med å møte innbyggernes boligpreferanser i fremtidig boligutvikling og kommuneplanlegging i nye Kristiansand.nb_NO
dc.description.abstractNature is the foundation of life on earth. Nevertheless these structures are threatened by strong urbanisation and densification. To live nearby green and blue structures has been documented to have positive effects on humans’ health and wellbeing. This thesis evaluates people’s willingness to pay for environmental goods in Kristiansand, Søgne and Songdalen in relation to the municipality merging, as the three municipalities will become new Kristiansand as of 1st of January 2020. The willingness to pay for nearby green- and blue structures as well as sea view is mapped using hedonic pricing. The method is based on the theoretical framework of differentiated goods and recognizes houses as a bundle of attributes. In order to isolate the effect of each attribute a dataset consisting of 284 observations from the study area is analysed. The results show that distance to sea has a negative impact on housing prices in the area. Distance to green structure, on the other hand, has a positive impact. The analysis does not catch clear impacts on housing prices by distance to lake, but when it comes to sea view it only has effect on the price of detached houses in the area. The results also imply that willingness to pay differs among Kristiansand, Søgne and Songdalen’s residents. In order to meet people’s housing preferences these differences will matter in planning future living areas and in developing new Kristiansand municipality.nb_NO
