dc.description.abstractI Oslo alene er det forventet en befolkningsvekst på cirka 28 prosent frem mot 2040, og disse skal i hovedsak få plass innenfor den eksisterende bystrukturen. Når nye bygninger øker den samlede bygningsmasse med kun én til to prosent hvert år, vil dette stille krav til at de resterende bygningsmassene regelmessig tilpasses til ny bruk for en stadig økende befolkning. Samtidig er det et stadig større fokus på bærekraftig utvikling, og gjenbruk er ansett for å være et viktig virkemiddel. Oppgaven er strukturert rundt tre eksplorerende problemstillinger, hvor hensikten har vært å utforske hva som motiverer eiendomsutviklere til å bruke eksisterende bebyggelse i utvikling, samt hva som påvirker beslutningen om gjennomføring i tidlig fase. Avslutningsvis vil det presenteres tiltak aktørene mener kan iverksettes, for å gjøre gjenbruk mer attraktivt i bransjen. For å kartlegge tematikken ble det gjennomført en omfattende litteraturstudie, sammenlagt med en casestudie av syv ulike eiendomsutviklingsaktører som var relevante i forhold til problemstillingene. Datamaterialet til casestudiet ble innhentet gjennom en kvalitativ undersøkelse, i form av intervju. Litteraturstudie dannet grunnlaget for å forstå og tolke innsamlet data. Undersøkelsen viser at gjenbruk representerer både utfordringer og muligheter, og det krever en helt annen innsats i tidlig fase.nb_NO
dc.description.abstractIn Oslo alone, the population growth is estimated up 28% by 2040, and these people will mainly have to reside within the existing urban structure. New buildings only increase by one to two percent each year, and this will require that the remaining buildings regularly is adapted to new use for an ever-increasing population. There is also an increased focus on sustainable development, and reuse is considered to be an important tool. The content of the thesis is structured around three exploratory issues aimed at examining developers motivation for reuse, and what is decisive in the decision-making process. The purpose is to bring forward new perspectives on reuse in property development. Finally, we discuss some actions that the developers think should be implemented to make reuse more attractive. The research method is base on a case study design of seven real estate developers. A literature study has been conducted, and this surves as the basis for the further analysis of qualitative interviews. The results in the survey indicates that reuse in real estate development can represent both challenges and possibilites, and it require a different approach in the early stages of planning.nb_NO
