dc.description.abstractDen siste tiden har OBOS Prosjekt AS registrert en økt interesse for fellesrom. På bakgrunn av dette, tar denne studien for seg hvilken betydning fellesrom har for bomiljøet i borettslag i Oslo. For å svare på forskningsspørsmålet er det også definert tre underspørsmål som redegjør for omfanget, samt erfaringer knyttet til fellesrom. For å innhente et bredt spekter av informasjon er det benyttet en kombinasjon av kvantitative og kvalitative metoder. Den kvantitative datainnsamlingen består av en spørreundersøkelse som ble sendt ut til totalt 1463 boligselskap. Målet med spørreundersøkelsen var å kartlegge omfanget og bruken av fellesrom. Den kvalitative innsamlingen består hovedsakelig av dybdeintervjuer hos tre borettslag med ulike løsninger. Hensikten med dybdeintervjuene var å få et mer sammensatt bilde av fellesrom gjennom erfaringer og holdninger knyttet til temaet. Resultatene viser at de fleste fellesrom har en positiv betydning for bomiljøet i borettslag i Oslo, noe avhengig av rommets funksjon. Noen rom bidrar til bedre bomiljø sammenliknet med andre, hvorav selskapslokale og gjesteleilighet scorer høyest. Videre kommer det frem at fellesrom generelt blir brukt mye, men det er et skille mellom ulike funksjoner. Vaskerier blir brukt mest av alle rommene i studien, mens fellesrom som selskapslokale og møte- og hobbyrom blir brukt noe mindre. Dette er en naturlig konsekvens av bruksfunksjonen, og rommene må derfor vurderes på bakgrunn av dette. Det er i hovedsak voksne som benytter seg av fellesrommene, men selskapslokale, trimrom og bibliotek skiller seg ut ved at de brukes av flere aldersgrupper. Fra spørreundersøkelsen kom det også frem at 64 % av borettslagene har ett eller flere disponible fellesrom, hvorav vaskerier og selskapslokaler er de vanligste rommene. På tross av at flertallet hadde fellesrom fra før av, var det mange som hadde et ønske eller behov for fellesrom. De mest ønskede rommene er møte- og hobbyrom, selskapslokale, verksted, trimrom og gjesteleilighet, mens 11 % av respondentene oppgir at de ikke ønsker fellesrom. Fra undersøkelsen kommer det også frem at både byggeår og størrelsen på borettslaget har mye å si for omfanget av fellesrom. Av borettslag bygget etter år 2000 har kun 14 % fellesrom. Funnene viser at mange har positive erfaringer med fellesrom. Alle intervjuobjektene nevnte at fellesrom gir større frihet for beboerne, i tillegg til at det fungerer som en utvidelse av boligen. For å få et fellesrom til å fungere, mente intervjuobjektene at rommene krever oppfølging, vedlikehold og regler for hvordan de skal brukes. I tillegg er det avgjørende at organiseringen er god, med en person som har hovedansvar for driften av rommet. Det finnes lite relevant forskning på fellesrom, og dermed er målet med denne studien å lage et grunnlag for videre forskning på feltet. Selv om dagens tendens er at det bygges stadig færre og færre fellesrom, skal det bli spennende å følge med på utviklingen av fenomenet. Dagens tendens med digitalisering, delingstjenester og sambruk kan bidra til en forenkling av organiseringen og økt popularitet.nb_NO
dc.description.abstractOBOS Prosjekt AS has over the past few years registered an increased interest in communal areas. Based on this observation, the present study investigates to what degree communal areas affect the living environment in housing cooperatives in Oslo. In an attempt to answer this question, this study also includes three sub-questions that explore the scope of communal areas as well as general experiences related to the usage of these. To ensure that a wide spectrum of information was included, a combination of quantitative and qualitative methods were employed in this study. The quantitative data collection consists of a questionnaire sent to 1463 housing companies. The aim of the questionnaire was to assess the spectrum and usage of communal areas. The qualitative data collection was mainly based on in-depth interviews conducted of residents in three housing cooperatives with variable approaches to communal areas. The aim of the interviews was to provide a detailed overview of communal areas through personal experiences and opinions related to these types of facilities. The results of this study indicate that most communal areas positively impact the living environment in housing cooperatives in Oslo, however, this effect is largely impacted by the function of the relevant communal area. Some communal areas appear to contribute to better living environments than others; party facilities and guest apartments seem to receive amongst the highest ratings of all communal areas. The results of the questionnaire also indicated that communal areas are generally used often, but there is a distinct difference between areas based on function. Laundry facilities appear to be used the most of all communal areas, but areas such as party facilities, meeting rooms, and hobby rooms are less frequently in use. This appears to be a natural consequence of the function of the communal area, and these areas must be evaluated with this in mind. The data collected shows that adults are the most frequent users of communal areas; however, party facilities, exercise facilities, and libraries are unique in the way that these appear to have a normal distribution of users of various ages. The results of the questionnaire also revealed that 64 % of housing cooperatives have one or more communal areas, and that laundry and party facilities are the most common type of communal area. In spite of most respondents already having access to one or more communal areas, many expressed a wish or need for alternative types. The types of communal areas that were most highly requested amongst the questionnaire responses were meeting rooms, hobby rooms, party facilities, workshops, exercise facilities, and guest apartments. However, 11 % of all questionnaire respondents expressed a lack of interest in communal areas. Furthermore, the results of the questionnaire indicated that both construction year and size of the housing cooperative had a significant effect on the distribution of communal areas. Only 14 % of all housing cooperatives built after the year 2000 contain communal areas. The results show that many residents have positive experiences related to communal areas. All candidates interviewed expressed that communal areas offered residents more freedom, in addition to functioning as an extension of the apartment. According to the interviewees, in order to ensure that communal areas remain functional, these must be followed up, maintained, and regulated through the implementation of rules as to how these should be used. In addition, it is imperative that administration and organization surrounding the use of communal areas are regulated by an individual responsible for maintaining the area. Little relevant research exists in the sphere of communal areas, and thus the aim of this study is to create a base upon which further research within this field can be built. Although the current trend in building housing companies appears to be moving away from including communal areas, the ways in which this phenomenon progresses in the near future will be exciting to follow. The modern approaches to digitalization, shared services and peer-to-peer facilities may contribute to a simplification of the organization surrounding communal areas, and perhaps increase their popularity over time.nb_NO
