Analyse av hvordan prising av boliger varierer i avstand fra togstasjon og stasjonens avstand (i tid) til Oslo

Abstract

I denne oppgaven prøver man å finne ut om det er en sammenheng mellom hvordan prising av boliger varierer i avstand fra togstasjon og stasjonens avstand (i tid) til Oslo. For å kunne se på dette temaet vil det benyttes ulike teorier som monosentrisk byteori, hendonisk pristeori og konsumentteori. Hovedtyngden i oppgaven er lagt på monosentrisk teori. Denne teorien er lite nyansert, så for å kunne undersøke hvorvidt den stemmer i Oslo og omegn, vil denne vurderes i lys av faktisk boligprisstatistikk og analyse av talldata. Fokuset i oppgaven ligger på de såkalte regionsenter som skal avlaste Oslos befolkningsvekst samtidig som de skal ta hensyn til at største del av befolkningen vil fortsatt ha en relasjon til Oslo i for om skole eller jobb. Transport inn til Oslo vil da være en av de avgjørende faktorer for besettelse utenfor bykjernen. Regionsenter vest for Oslo (Asker, Sandvika), nord (Lillestrøm, Jessheim) og syd (Ski, Ås) vil bli belyst i denne oppgaven. Det vil være interessant å se på boligens pris og om det er sammenfallende med avstand fra togstasjon og stasjonens avstand (i tid) til Oslo. Teorien tilsier at det skal være en effekt på boligprisene jo lengre unne det monosentriske sentrum boligen ligger. Oppsummert viser analysen i oppgaven at det er en sammenheng mellom salgspris og boligens avstand fra nærmeste togstasjon og togstasjonens avstand i tid til Oslo. Jeg konkluderer med at det er en negativ priseffekt desto lenger unna en bolig befinner seg togstasjonen, og motvirkende positiv effekt jo nærmere boligen befinner seg togstasjonen.

In this task we try to determine whether there is a correlation between how housing prices differ in distance from the train station and the station's distance (on time) to Oslo. To be able to look at this theme, different theories will be used as monocentric city theory, hendonic price theory and consumer theory. The main emphasis in the assignment is based on monocentric theory. This theory is a little new, so in order to investigate whether it is in Oslo and its surroundings, this will be assessed in light of actual housing price statistics and analysis of figures. The focus of the task lies in the so-called regional centers that will relieve Oslo's population growth while taking into account that the largest part of the population will still have a relationship with Oslo for school or work. Transport to Oslo will then be one of the decisive factors for obsession outside the city center. The region-center west of Oslo (Asker, Sandvika), north (Lillestrøm, Jessheim) and the south (Ski, Ås) will be highlighted in this task. It will be interesting to look at the price of the house and if it is coinciding with distance from the train station and the station's distance (on time) to Oslo. The theory indicates that it will be an effect on house prices, the longer the monocentric center of residence is. In summary, the analysis shows that there is a correlation between the selling price and the distance from the nearest train station and the train station distance to Oslo. I conclude that there is a negative price effect for the further distance a property/house have to the closest train station, and the opposite effect when closer.
