dc.description.abstract | Denne oppgaven har et kritisk syn på to tidligere oppgaver som omhandler egenkapitalkravets påvirkning på boligprisveksten.
Det er ulike faktorer som påvirker boligprisen opp gjennom historien.
Det er ulike historiske bankkriser som har påvirket norsk økonomi og boligprisene opp gjennom historien, korn og børskrisen 1847/48 til dagens nylige krise, finanskrisen 2007. Boligprisene har svinget mye opp gjennom Norges historie grunnet ulike kriser og faktorer.
Det ble innført nye retningslinjer for boliglån, der kravet om egenkapital ble økt fra 10% til 15%. Dette ble gjort av regjeringen for å bremse den sterke boligprisveksten i landet.
Vi ser nærmere på om egenkapitalen påvirker boligprisen noe. Vi har tatt for oss to tidligere masteroppgaver der vi ser på hva de har gjort med tanke på egenkapitalkravet og hvordan det påvirker boligprisene. Begge oppgavene tar for seg hvordan en økning av egenkapitalkravet har påvirket boligprisveksten. I den første oppgaven oppgave 1, ser vi at 2 av 3 kriterier at tiltaket med økt egenkapital ikke virker. Chow testen konkluderer med at tiltakene har en effekt, men 1 og 2 ikke finner noen effekt. Oppgave 2, her er konklusjonen at 10% kravet har redusert husholdningens total gjeld. Forfatteren finner at kravet om å øke egenandel fra 10 til 15% ikke synes å ha noen effekt.
Både avhandling 1 og 2 får ikke med seg effektene på lang sikt, som kan være at folk vil spare mer for å komme i posisjon til å låne. Dermed kan enn si at tiltakene virker på kortsikt. Særlig oppgave 1 har den svakhet at modellen ikke tar høyde for at andre faktorer/hendinger enn egenkapitalkravet kan ha påvirket boligprisene | nb_NO |
dc.description.abstract | This thesis has a critical view of two previous theses that address the impact of equity requirements on house price growth.
Various factors has affected house prices throughout the history.
There are different historical bank crises that has affected the Norwegian economy and house prices throughout the history, grain and stock market crisis in 1947/48 to today’s most recent crisis, the financial crisis that happened in 2007. Housing prices has fluctuate a lot throughout the Norwegian history, due to various crises and factors.
New guidelines for acquiring house loans were introduced, the requirement for equity was increased from 10% to 15%. This was done by the government to slow down the strong housing price growth in the country.
We look into whether equity has an effect on the housing price. We have taken two previous master thesis, where we looked at what they have done in the terms of the equity requirements and how it has affected the house prices. Both theses determine how an increase in the equity requirements has affected house price growth. In the first thesis, thesis 1, we see that two of three criteria that the action of increased equity does not work. The chow test concludes that the measures have an effect, but criteria 1 and 2 do not find any effect. Thesis 2, the conclusion here is that the 10% requirement has reduced household total debt. The author finds that the requirement to increase the equity requirements from 10 to 15% does not seem to have any effect.
Both theses 1 and 2 do not get the effects in the long run, which may be that people will save more to get in a position to borrow. This means that the measures can work on a short-term basis. Especially thesis 1 has the weakness that the model does not take into account that other factors/events than the equity requirements may have affected housing prices. | nb_NO |
