dc.description.abstractHensikten med denne oppgaven var å finne ut hvordan utropsprisene til leiligheter av typen nybygg i Oslo har blitt priset i de seneste årene. For å finne ut av dette på en optimal måte har oppgaven både en kvantitativ analysedel og en kvalitativ analysedel. Den kvantitative delen av oppgaven er basert på et datasett fremskaffet av firmaet Røisland. Den kvalitative delen har som hensikt å kartlegge de faktorene som har en effekt på utropsprisene, men som ikke var kartlagt i det ferdigproduserte datasettet som etterspørsel og tilbud i boligmarkedet. På bakgrunn av forhåndsantakelser og teori ble tre forskjellige hypoteser utledet for lettere å besvare forskningsspørsmålet. Ved analyser av regresjonsmodeller viste resultatene at det er signifikante forskjeller i utropsprisene ved leiligheter av type nybygg i Oslo, da prisene varierer sterkt mellom etasjene. I følge analyser i denne oppgaven er første etasje i gjennomsnitt billigere enn de øvrige etasjene i samme blokk. Det viste seg også at leilighetene blir dyrere for hver høyere etasjebeliggenhet de har, og i tillegg er det en øverste etasje- effekt ved at toppleilighetene i gjennomsnitt er de dyreste leilighetene i en blokk.nb_NO
dc.description.abstractThe main purpose with this master is to find out how the exclamation price belonging to new apartments in Oslo has been set the resent years. To explore this subject in the best possible way the thesis has been separated into two parts, one quantitative part and a qualitative part with analysis. The quantitative part of the thesis is based on a dataset which have been provided by the firm Røisland. The purpose of the qualitative part of the thesis was to map the factors that have an effect upon the exclamation prices, which have not been included in the dataset. This is factors like offer and demand in the housing marked. To answer the researching question optimally three different hypotheses has been included where these hypotheses are based on presumptions and theory. The results of the regression analysis showed that there are significant differences in the exclamation prices to the new apartments in Oslo, due to the result that the exclamation prices vary largely between the apartments in the different floors. The results of the analysis in this thesis also revealed that the apartments located in the ground floors in averaged is cheaper than the rest of the apartments in the same block. The results also revealed that the apartment’s exclamation price increases with the apartment location in the block with the height of the floors. In addition the results gave away that there is a penthouse-factor that says that the penthouse is the most expensive apartment in the whole block.nb_NO
